Please excuse the current disturbance near the right entrance of our neighborhood. We're in the process of repairing our irrigation system.
 
Last fall, during fiber installation, LCUB contractors accidentally damaged the irrigation system, causing cracks in a water pipe and cutting electrical lines.
 
Rest assured, we're actively coordinating with LCUB to address this issue promptly. Thank you for your understanding and patience.

Our community's charm and functionality depend on dedicated individuals like you. As we embark on several essential projects to enhance our neighborhood, such as improving the entrance garden areas, updating the irrigation system, and repairing the pillars on the entrance walls, we find ourselves in urgent need of your involvement.

Currently, our HOA board requires two additional members to ensure that these projects move forward smoothly. Specifically, we are seeking nominations to serve as Vice President, and Treasurer. Your perspective, expertise, and commitment are invaluable in shaping the future of our community.

“In an effort to reduce the likelihood for employee injury and to increase route efficiency and quality of service, effective April 1st, all garbage and recycling must be placed in a Waste Connections provided cart for collection. Customers can order additional garbage and recycling carts for $5/month for each additional cart.”

RE: IMPORTANT UPDATE ON TRASH PICKUP SERVICE PROVIDER

Dear Choto Fields Neighbors,

I hope this letter finds you well and in good spirits. We are writing to inform you about an upcoming change in our waste service provider, effective Monday, October 30, 2023. After this date, we will no longer be utilizing the services of Ward Waste Solutions and will be transitioning to Waste Connections. This decision was prompted by several issues we have experienced with our current provider, and we believe that this change will lead to a more efficient and professional waste management service for our neighborhood.

The decision to switch providers was primarily influenced by several factors, including:

  1. Non-responsiveness regarding liquid waste clean-up: Ward Waste Solutions has not been sufficiently responsive to address liquid waste concerns on our streets, causing inconvenience and environmental issues.
  2. Missed garbage or recycling pick-ups on Mondays: There have been instances of missed pick-ups on the designated collection day, leading to the accumulation of trash and recycling materials.
  3. Missing garbage cans: We have observed an increasing occurrence of missing garbage cans, making it challenging for neighbors to properly manage their waste.
  4. Mixing of garbage cans between neighbors: The misplacement and mixing of garbage cans among neighbors have been recurring problems, creating confusion and frustration within our community.
  5. Unprofessional behavior by Ward Waste Solution staff and some of our neighbors: Instances of unprofessional conduct by Ward Waste Solutions staff. Unfortunately, a few of our neighbors have raised concerns and/or experienced the unacceptable behavior firsthand.

We want to assure you that we have thoroughly considered these issues and have explored all feasible options with Ward Waste Solutions' owner, Kyle Ward. Unfortunately, Ward Waste Solutions will not be able to meet our expectations for the health and safety of our neighborhood.

The transition to Waste Connections will provide us with a more reliable and professional waste management service. In light of these changes, there will be no additional fees for garbage and recycling service for November 2023 and December 2023. Beginning in January 2024, there will be a price increase for these services. We are currently working with Waste Connections to finalize the new contract. The estimated increase will be approximately $2.50 per month ($30 annually) for trash pickup and $5.00 per month ($60 annually) for recycling pickup. Detailed information on the increase will be provided as part of our yearly dues and garbage/recycling notice for 2024.

Here are some key changes you can expect with our new service provider, Waste Connections:

- Garbage Pickup: Your new garbage pickup day will be on Fridays, and you should have your garbage bins placed at the curb on Thursday night to ensure timely collection.

- Recycling Pickup: Recycling will now be collected every other Friday, with the first pickup scheduled for November 3, 2023. As with garbage collection, please place your recycling bins at the curb on Thursday night before the scheduled collection.

- Bag Limits: You can now have up to five (5) garbage bags placed outside of your garbage can.

- Rolling Cans: Your new garbage and recycling cans will be rolling cans, each with a capacity of 96 gallons, designed to make waste disposal more convenient and efficient.

We believe that these changes will lead to a smoother and more dependable waste management experience for our neighborhood. We appreciate your understanding and cooperation during this transition period.

***UPDATE*** Dominion Group has decided to withdraw their application and plans to build this development in the Choto area.


Greetings Neighbors,

Please vote no later than August 3, 2023.

It is confirmed, there are plans for the construction of 58 rental units consisting of, three & four bedroom townhouses for section 8- HUD housing on the 11.65 acre parcel located at 12320 Northshore.
This lot is located past Choto Markets and the first house on the right, towards Knoxville.

The 12 area HOA’s making up the Northshore-Choto HOA Alliance (N-C HOAA) plans to express concerns surrounding safety, traffic, overpopulation, firehouse capabilities & flooding on the plot in question. In order to effectively oppose construction of the rental units, the N-C HOAA plans to hire an attorney to represent the opposition to permitting large scale rental property within our residential communities.
The N-C HOAA requests each HOA financially contribute to this effort.

The Choto Fields HOA board requests a vote to contribute $1000 from HOA reserve funds.
No additional funds are requested from each household.

Contributions will go towards $8000 to retain legal representation & any additional fees for the employment of an attorney for this matter. Any unused funds will be returned.

As some of you may recall, a few years ago the N-C HOAA banded together to hire an attorney who successfully halted an addiction treatment (Suboxone/Subutex) clinic business from opening with in our residential community. During that issue, our neighborhood contributed $1000 to assist in attorney fees.

You may vote by paper ballot or electronic ballot via email. The N-C HOAA would like to obtain legal representation by August 1st.

We ask all votes be submitted by August 3rd. Per CFHOA covenants & bylaws, only one vote per household will be accepted.

The Ballot will state:
Do you approve Choto Fields HOA to contribute $1000.00 from HOA reserve funds towards the opposition of 58, three & four bedroom rental properties planned to be constructed at 12320 Northshore?

  1. Ballots will be place in you newspaper box. Return to 12609 Coral Reef.
